If a roof coating fails on a manufactured home, cleaning is the reason far more often than the coating is. These roofs collect a specific kind of grime — chalk from decades of aluminum coating, road film if the home was ever moved, tree residue, and a layer of oxidation on the metal itself.
All of it is loosely attached. A new membrane sprayed on top bonds to that loose layer, and when the loose layer eventually lets go of the roof, the membrane goes with it. The result looks like a coating failure and is actually a housekeeping failure.
Super Orange Cleaner is a degreaser and surface prep product that cuts through that layer so the primer reaches actual roof. Wash, rinse thoroughly, and let it dry completely — a roof that looks dry on top can still hold water in seams and under trim.
Step Two: 7001 Primer
Manufactured home roofs are rarely one material. A single roof might be galvanized metal in the field, aluminum trim at the edges, an aged rubber membrane over an addition, and three layers of silver asphalt coating in between. Each of those bonds differently.
7001 Primer is a multi-surface adhesion primer that handles all of them — metal, aluminum, EPDM and other membranes, wood, and previously coated surfaces. It sets quickly so the job keeps moving.
It is also doing a job most people do not know about. Old aluminized asphalt coating contains oils that want to migrate upward into anything applied over them, softening and staining the new layer weeks after the job looks finished. 7001 blocks that bleed-through. On a trailer home roof that has been coated repeatedly, this is not optional.
Step Three: Alasta Seal
Alasta Seal is a flexible polyurea membrane developed for RV, camper, travel trailer, and manufactured home roofs — light structures that never stop moving.
That flex profile is the reason it exists as its own product. A commercial roof sits on a rigid deck and moves seasonally. A manufactured home roof moves in every gust of wind, every hot afternoon, and every time the frame settles on its piers. A membrane that is too stiff transmits all of that into the bond line until something lets go — usually at a seam, which is exactly where you needed it most.
Like everything in the polyurea family it is 100% solids, so nothing evaporates and nothing shrinks, and it gels within seconds of leaving the gun.
Where it goes: full roof coverage with an extra stripe pass over the center seam, every vent and stack flange, all curbs, and the edge trim on both sides.
The Metal Roof Option: OR-80SLM
If your home has a metal roof in sound condition — the older rounded bowstring roofs and the flat metal roofs on many single-wides — there is a heavier option worth knowing about.
OR-80SLM Silver Lining Membrane is a pure polyurea commercial roof membrane. It is what goes on warehouses and agricultural buildings, and it carries Miami-Dade approval, which is a wind-uplift and impact standard from one of the toughest jurisdictions in the country. On a manufactured home in a hurricane or high-wind region, that matters.
Applied at 40–50 mil over 7001 Primer, it gives a trailer home roof genuinely commercial-grade waterproofing. It costs more than Alasta Seal and it is the right call on a metal roof that is going to be there another twenty years.
Spec: Super Orange Cleaner wash, remove loose coating, 7001 Primer, OR-80SLM at 40–50 mil with a 20–30 mil stripe pass on seams, fastener lines, and flanges.
